Post-construction and renovation cleaning

From build site to move-in ready

Builders and renovators in Whistler and Pemberton bring us in once the work is finished. Construction dust, residue and debris are their own trade: getting a space ready for occupancy takes different equipment and a different order of work to a house clean.

Rough, final & sparkle passes

Drywall dust settles on every surface, including the ones out of sight. Stickers and protective film cling to new windows and appliances, and paint finds hinges, glass and trim. If the dust isn't removed properly the first time it keeps reappearing for weeks, which is the most common complaint we hear.

We confirm the phase first, since a rough clean and a final clean are different jobs. We work top to bottom with HEPA-style capture rather than moving dust around, we are equipped to work safely at height for vaulted ceilings and tall glass, and we finish with a sparkle pass before handover.

The phases of a post-build clean

What are the phases of a post-construction clean?

Three: rough, final and sparkle. It's a sequence rather than a single clean, and which you need depends on the stage of the build. Tell us where the project is at and we'll confirm which phase applies. Skipping a phase or running them out of order is the usual reason dust keeps returning.

Rough clean

After the trade work

We clear the debris and packaging so the next trades can work. Floors are swept, larger dust removed, and the space made safe to move through. We also note any trade work still in progress so the builder knows what is left.

  • Bulk debris, packaging, offcuts, and scrap removed
  • Rooms cleared of construction waste
  • Large dust and rubble swept from floors
  • Garbage cleared from stairs, corridors, and corners
  • Pathways made safe and accessible
Final clean

Ready to hand over

The detailed clean that takes a finished build to move-in ready: top to bottom, inside and out, with dust and residue removed. This phase carries most of the work.

  • High surfaces, ledges, and frames dusted and wiped
  • Light fixtures and vents cleaned as accessible
  • Walls and doors wiped of dust and handprints
  • Baseboards, trim, switches, and outlet covers wiped
  • Inside and outside of cabinets and drawers cleaned
  • Labels, stickers, and protective film removed
Touch-up / sparkle

Before the owner moves in

The final pass after touch-up work and any dust that has settled since. Walked in natural light, so the property is ready for the owner to take the keys.

  • Glass and mirrors re-checked for new dust and prints
  • Final floor pass after any touch-up work
  • Closets and storage areas cleaned out
  • Railings and high-touch new surfaces wiped
  • Walkthrough in natural light, entries, kitchens, and baths
The dust problem

Why does construction dust keep coming back?

It is much finer than household dust and it settles on top of cabinets, inside light fixtures, behind vents and along fan blades. Wiped wet too early it turns to paste; wiped dry it simply moves to the next surface. We work high to low with HEPA-style capture so it leaves the building rather than resettling overnight.

Floors are done last, once the high surfaces have finished shedding, with attention to corners, edges and thresholds. That is what makes the difference between a clean that holds and one that shows the moment low winter sun comes through the glass.

Fine dust and debris removal

  • Top-to-bottom order, ceilings to floors
  • HEPA-style vacuuming on floors and surfaces
  • High fixtures, ceiling fans, and vent covers wiped
  • Walls wiped where dust collects
  • Floors done last, after the dust has settled

Working at heights

High windows, fixtures and vaulted ceilings

Vaulted ceilings and two-storey window walls are common here, and both collect a fine grey film of drywall dust. We bring the ladders and equipment, and our cleaners are trained to work safely at height, so the top of the room is covered.

Labels, film, and splatter

Labels, film and paint splatter

New windows arrive with labels and film, appliances carry stickers in awkward places, and overspray lands on hinges, glass and trim. We remove the adhesive without scoring the surface underneath and clear the splatter left behind. It is slow, detailed work, and it is much of what makes a renovation feel finished.

The details that get missed

Which spots usually get missed?

Usually the ones the owner checks first: inside cabinets and drawers, behind new millwork, window tracks and sills, and the top edge of every baseboard. We detail tile and grout, polish metal finishes and clean out closets and storage, not only the surfaces visible on a walkthrough.

Final clean, the detail work

  • High surfaces, ledges, and frames dusted and wiped
  • Light fixtures and vents cleaned as accessible
  • Walls and doors wiped of dust and handprints
  • Baseboards, trim, switches, and outlet covers wiped
  • Inside and outside of cabinets and drawers cleaned
  • Labels, stickers, and protective film removed
  • Windows, tracks, sills, and glass detailed
  • Floors swept, vacuumed, and mopped, edges included
Safe on site, ready for handover

Active and recently finished sites carry real hazards, from nails and offcuts to fresh finishes and working trades. We use proper dust control, stay clear of active trades, protect completed finishes, and confirm disposal rules for construction waste before clearing it. We don't force access to unfinished or unstable areas, and we report hazards before continuing. The result is a space ready for occupancy and a site left tidy.

Book a post-construction clean
For builders and homeowners

One team for the build and the handover

A house clean and a post-build clean have little in common. This work needs height access, dust capture beyond a household vacuum, and a finish standard set by occupancy or sale rather than tidiness. Whether we invoice the builder or the owner, the outcome is the same: a property that no longer reads as a job site.

Keep your crew on the build

  • Site and exterior debris cleared after framing, roofing, or exterior finishes, so the next trade walks into a clean workspace.
  • Dust, mud, and material waste removed from around the building envelope and the paths in and out.
  • The property made presentable for handover, final inspection, or the next trade coming in.
  • Reliable timing that keeps your schedule moving, so your crew stays on the build.
For homeowners

A home that feels finished

  • A home that feels finished and livable, not like a job site still in progress.
  • Dust and residue taken off floors, windows, rails, and high surfaces after the trades have left.
  • Confidence that the space is safe and clean for your family or your guests.
  • One team that understands mountain homes and the finish standard expected in Whistler and Pemberton.
